Environmental Site Assessments (ESAs)
Building owners, managers and real estate investors are becoming increasingly aware of the negative impact of environmental problems on the real estate market. ECS assists clients in identifying environmental liabilities by conducting comprehensive and thorough property assessments following the standards and guidelines of the American Society for Testing and Materials.

Our services include the following:
  • Phase I is performed to identify potential concerns for a site associated with environmental hazards. The Phase I ESA typically documents site reconnaissance, historical land use, regulatory database, conclusions and recommendations.

  • Phase II is conducted to characterize the site and better define risk when actual or suspect environmental concern has been identified. The study includes media sampling, hydrogeologic assessment, conclusions and recommendations, and preparation of corrective/remedial action plan.

  • Phase III remediation/closure management is a critical aspect of commercial/industrial real estate transactions. It is site-specific and varies from removing pollutants from soil and groundwater, to evaluating leaking underground and aboveground storage tanks, to restoring Brownfield sites, to cleaning industrial facilities.

  • In assessing environmental data, ECS uses the latest technology particularly Geographic Information Systems. This technology is used to document and compare historical activities, analyze site characteristics, identify contamination plumes, and provide periodic updated reports.
